The temporary "pop-up" store rental concept has arrived in Kaunas, at "Žalioji galerija."

A new rental space concept is being introduced in Kaunas. Companies and manufacturers that conduct seasonal activities or want to showcase their assortment for a short period can rent space to set up a temporary store. According to real estate experts, investing in a so-called pop-up store yields a return through high-impact sales.

A new commercial rental opportunity has been introduced at "Žalioji galerija" (located in the Urmas Bazaar area)—the pop-up store rental. The gallery managers have designated a 1,000-square-meter retail space where the maximum rental period is one month.

Low risk, quick return.

Pop-up stores are retail spaces opened for a short period. Although this concept transcends retail and is used in museums, music, and even gastronomy worldwide, it is most popular among businesses running e-commerce platforms or seasonal sales. A pop-up store bridges the gap between virtual and physical retail spaces, allowing companies to test whether their products would attract customers in a physical setting.

"While the pop-up store concept is common globally, it is new to the Lithuanian real estate retail sector. Renting such a store is beneficial for businesses and manufacturers with a short-term need to showcase their products. For example, those with stock but no storefront, wanting to hold a clearance sale or introduce customers to their range. Pop-up stores are also relevant for companies selling seasonal items like outdoor furniture, bicycles, fishing gear, or garden equipment," says Rasa Janulevičienė, Commercial Director of "Žalioji galerija."

The main advantage of pop-up stores is a one-time investment that results in significantly increased sales. Real estate experts note that pop-up stores offer businesses great flexibility and mobility.

"In addition to assessing audience interest and selling seasonal goods, pop-up stores have several proven benefits for businesses. A temporary store creates an exclusivity emotion for the customer, encouraging them to visit and shop. It allows online businesses to make live contact with their customers, strengthening relationships and forming a loyal customer base. Ultimately, it acts as a new sales channel with a very low financial risk level," says the Commercial Director of "Žalioji galerija."

The key to success is location.

According to experts, the two most crucial factors for a successful pop-up store are the right location and effective advertising. The communication for a pop-up store must reach target consumer groups and inform them about the unique, time-limited shopping opportunity at the temporary store. When choosing a location, experts advise selecting areas with high foot traffic. This way, the store's location itself becomes an additional advertising channel.

For this reason, the first space dedicated to pop-up stores in Kaunas has been opened in one of the city's busiest shopping areas—"Žalioji galerija" (located in the Urmas Bazaar area). In addition to the space designated for temporary rentals, "Žalioji galerija" houses dozens of other stores, attracting many shoppers daily.

"We notice that the pop-up store space benefits not only businesses but also customers. Visiting one place, they can discover many new sellers they wouldn't find elsewhere. Another significant advantage is the opportunity to shop at lower prices. Many pop-up stores can offer not only a unique assortment but also special price offers," says Rasa Janulevičienė.

When creating the concept for temporary store rentals, the managers of "Žalioji galerija" aimed to minimize concerns for tenants. In the 1,000-square-meter hall designated for pop-up stores, tenants only need to set up their product displays.

"Considering the current market situation, we have set an extremely attractive price. Renting a 1,000-square-meter space will cost just 1 euro per square meter," says Janulevičienė.

"Žalioji galerija" and its hall for temporary rentals are located at Pramonės pr. 14, Kaunas, within the Urmas Bazaar area. "Žalioji galerija" is open from Monday to Sunday: Monday to Friday from 9 AM to 6 PM, Saturday from 9 AM to 5 PM, and Sunday from 9 AM to 3 PM.
